3TEN Construction is serving as the general contractor for the development of the new Novant Health Summers Corner Medical Campus, a transformative healthcare project designed to expand access to high-quality medical services in one of South Carolina’s fastest-growing communities. Located in Summerville, this new campus will provide residents of Dorchester County and the surrounding region with convenient access to emergency care, primary care, specialty physician services, and future outpatient medical offerings—all within a single, integrated healthcare destination.

The project consists of 44,679 square feet of new construction, including an 11,107-square-foot, single-story Free-Standing Emergency Department (FSED) and a 33,572-square-foot, two-story Medical Office Building (MOB). Designed as a modern healthcare campus, the emergency department and medical office building are connected while remaining structurally independent through an expansion joint, allowing each facility to meet its unique structural and life safety requirements.

The Free-Standing Emergency Department has been designed to deliver comprehensive emergency medical services with nine patient exam rooms, a secure hold and trauma room, and advanced CT and radiology/fluoroscopy imaging suites. The adjacent Medical Office Building is being delivered as a core and shell facility, creating flexible space for future physician practices and specialty healthcare providers through phased tenant upfits that will continue to expand medical services as community needs evolve.

Beyond the buildings themselves, the project features extensive turnkey site development and significant civil infrastructure improvements. The scope includes complex geotechnical soil stabilization, aggregate pier ground improvements, shallow foundation systems, comprehensive underground utility packages, stormwater infrastructure, parking, roadways, and site improvements necessary to support the long-term growth of the medical campus.

This project represents a significant investment in the future of healthcare delivery throughout the Lowcountry. As Summerville continues to experience rapid residential and commercial growth, the new Novant Health Summers Corner Medical Campus will help meet increasing demand by bringing emergency medicine, outpatient care, and future specialty practices together in one accessible location.
