Following completion of the building shell, the developer selected 3TEN to assume responsibility for the project and complete the interior build-out of a new 38,600-square-foot medical office building. 3TEN quickly assessed existing conditions, coordinated with SensusOne, Novant Health, LS3P and the design team, and aligned trade partners around a focused plan for completing the remaining work. The facility houses five separately permitted tenant suites—East Cooper Breast Surgery, Low Country OB/GYN, Women’s Diagnostics, East Cooper Pelvic Medicine, and East Cooper OB/GYN—bringing a comprehensive range of women’s health services together under one roof.

The scope included a full interior build-out from the existing shell, including interior framing, mechanical, electrical, and plumbing systems, specialty requirements, and luxury finishes throughout each suite. The completed facility features patient exam rooms, procedure rooms, ultrasound suites, diagnostic spaces, and ancillary support areas designed to meet the distinct needs of each medical practice while maintaining a cohesive experience throughout the building. With multiple specialty providers operating within a shared facility, careful coordination was essential to integrate the individual tenant requirements while maintaining consistent quality, finishes, and functionality.

Through disciplined project management, proactive communication, and close coordination among SensusOne, Novant Health, LS3P and the design team, along with trade partners, 3TEN successfully brought the five suites from shell condition to completion. The result is a sophisticated, patient-focused medical environment that enhances collaboration among providers and creates a more convenient, seamless experience for patients—all while maintaining the owner’s schedule and quality expectations.
